4. Descript: walkthrough video without an editor

Record a phone walkthrough, edit it like a text document (delete the "um"s by deleting the words), and export listing reels sized for every platform. Video listings earn more engagement on every channel, and this is the lowest-friction way for one agent to produce them weekly.

5. Fathom: consult notes while you stay present

What AI tools do real estate agents need?

Descript restructured its tiers in 2026 and Creator now costs about $24 a month billed annually rather than $16, which is where the increase comes from. Do I have to disclose virtually staged photos?

Yes, and this is not optional. Most MLSs and several state regulators require virtually staged photos to be clearly labeled, and you should always include the original unstaged photo alongside them. Mislabeled staging is a misrepresentation complaint waiting to happen.

Can I use AI to write my MLS listings?

You can use it to draft, but you remain responsible for listing accuracy under license law, not the AI. Verify square footage, lot size and every factual claim against the record before anything goes to MLS. Fair-housing language rules apply to AI drafts exactly as they apply to yours.

Is $75 a month worth it for a single agent?

One extra listing won because your vacant property showed furnished, or one buyer kept because the follow-up went out the same day, pays for a decade of this stack. These tools do not sell houses. They stop the small drops that cost you the ones you would have sold.
